A suburb of mixed housing
Few Inner West suburbs are as varied as Marrickville. Walk a few blocks and you pass single-fronted Victorian terraces, Federation cottages with bullnose verandahs, inter-war semis, converted warehouses and corner shops, and three-storey red-brick walk-up flats from the 1960s and 1970s.
Each of those comes with a different bathroom problem. Knowing which one you have is most of the brief.
Cottages and semis: the rear lean-to
The typical Marrickville cottage or semi was built with no internal bathroom at all. What you have now was added later, usually at the back: a lean-to with a skillion roof off the kitchen, or a bathroom carved out of the end of a rear wing.
Common findings when these are opened up:
- A timber floor on brick piers, sometimes with rot near the old shower and a noticeable bounce
- Fibro wall linings, inside or outside, that need testing for asbestos before demolition
- A 1970s or 1980s tiled bathroom installed over the top of the original lining with little or no waterproofing
- A small, high window as the only ventilation, and mould on the ceiling every winter
A lot of Marrickville houses were renovated by owner-builders or family members decades ago, often with good workmanship and very little documentation. That is not a criticism, but it does mean the measure has to look under and behind things rather than assume.
Semis and the shared wall
In a semi-detached pair, one bathroom wall may be the party wall. Pipes are best kept out of that masonry, and demolition days are worth mentioning to the neighbour. If both halves of a pair are being renovated around the same time, it can pay to talk to each other about access and skip placement.
Walk-up units off the main roads
Marrickville has a large stock of walk-up blocks, particularly around Illawarra Road, Victoria Road and the streets near the station. Their bathrooms are compact, with fixed plumbing positions and a concrete slab that belongs to the owners corporation.
Renovating one means owners corporation approval, working within by-law hours, carrying everything up the stairs, and protecting the unit below with a proper membrane. Heritage areas
Inner West Council has mapped heritage conservation areas across parts of Marrickville. For a bathroom that stays inside the existing room, that is generally not a barrier. It becomes relevant when a job involves a new or enlarged window, changes to a roof visible from the street or lane, or extending the lean-to into the yard. We identify that at the measure so you know whether approval is part of the program.
Access and parking
Many Marrickville streets are narrow with resident parking schemes. Some houses have a rear lane; plenty do not. A skip on the roadway generally needs a permit, and a trailer or a cage can be easier on streets where a skip would block a driveway. Materials often travel through the front door and along the hall, which gets floor protection for the duration.
Under the flight path
Aircraft noise does not change how a bathroom is built, but it is worth thinking about if a window is being replaced. Laminated glass in a new bathroom window is a small cost when the frame is already coming out.
Design that suits a Marrickville house
In a long, narrow rear bathroom, the shower works best across the far end with a single fixed panel, the vanity shallow and wall-hung along one side, and tiles taken to the ceiling to lift a low skillion. Patterned porcelain floors suit the houses, as do plain subway walls and brushed tapware. A ducted exhaust fan venting outside is non-negotiable.
